The John Ringling Parkway project, located on Lido Shores, overlooks Sarasota Bay between St. Armand’s Key and City Island. The project consists of an existing Sarasota School Modern home by Architect Tim Seibert as well as a sizable addition. To preserve and restore the ascetic and scale of the existing 60’s era house, the addition structure was designed to bridge over the original bay view and provides shade to the long south-facing glass wall of the home’s original great room.
The administrative and scheduling challenges of the project were abundant due to the existing architecturally significant home being located below FEMA’s base flood elevation. Since the existing home is considered a non-compliant structure, improvement investment allowed by code is limited. This resulted in four separate building permits and consequently four start stop mobilizations. The multiple additions are structurally independent of the original home, requiring six electrical sub panels to power the project.
Constructability was also a challenge due to the existing homes width, spanning most of the available site. Most of the the large construction materials including concrete, steel and masonry, were required to be craned over the existing structure. The structure of the additions is mostly concrete and masonry. The cast in place concrete beams span more than 40’ over the existing pool and are 4’ high.
